Your Assets, your legacy,
Our Priority

Reporting Made Useful
  • Monthly statements, ledgers and EOFY packages prepared to the standard your accountant or auditor expects, sent on time without being chased.

Dedicated Property manager
  • Your property has one senior manager who knows the asset, the lease and the tenant. You talk to the person who already has the context.

Compliance Covered
  • Fire safety, essential services, insurance reviews and statutory obligations are tracked and actioned through the year, not discovered at renewal.

Outgoings, reviews and options

Most income leakage in commercial property comes from missed dates and unrecovered costs rather than vacancy. Three areas get particular attention:

  • Outgoings. Budgets are prepared ahead of each year, costs are billed to tenants as the leases allow, and each year closes with a reconciliation. For retail leases covered by the Commercial Tenancy Act, operating expenses must be itemised in the lease, and tenants can ask to see invoices for the actual costs.
  • Rent reviews. Every review date is diarised and prepared in advance, using the method set out in the lease.
  • Options. Option windows are tracked for every tenancy. Under retail leases, the landlord must notify the tenant six to twelve months before an option has to be exercised.
