Selling commercial property in Perth and WA

Nimbu Commercial sells office, industrial, retail, medical and development property across Perth and Western Australia for private owners, investors and businesses. Each sale is run by a senior agent who assesses the asset, prices it against transaction evidence and negotiates through to settlement.

Whether the property is tenanted and sold on its income or vacant and aimed at owner-occupiers, the campaign is built around the buyers most likely to pay the best price.

The steps we follow to achieve your goals

Nimbu Commercial manages the sale of commercial assets with a methodology built around demonstrable market intelligence, disciplined campaign structuring and the capacity to negotiate with authority on your behalf.

Asset Assessment

We commence every sales mandate with a detailed assessment of the subject property, including analysis of the passing rent profile, weighted average lease expiry (WALE), tenancy risk, capital expenditure obligations and comparable transactional evidence. This informs both the pricing recommendation and the positioning narrative for the market.

Strategic Positioning

We develop a targeted information memorandum and campaign strategy calibrated to the asset’s profile and the most likely purchaser categories, whether owner-occupiers, passive investors, syndicators or developers. Campaign channels are selected on merit, not on agency preference.

Market Engagement

We engage qualified purchasers directly and through the relevant commercial portals, managing enquiry, conducting inspections and qualifying interest against your stated parameters before presenting formal offers for consideration.

Negotiation and Settlement

We negotiate heads of agreement and liaise with the relevant legal practitioners to progress the transaction to an unconditional exchange and, ultimately, a settled outcome. Our involvement does not diminish at the offer stage.

What buyers will ask to see

Commercial buyers and their advisers carry out due diligence before an offer goes unconditional, and a well prepared information pack keeps a sale moving. For most properties that means:

  • Current leases, any variations and the rent review and option dates
  • A rent roll and tenancy schedule, with the lease expiry profile
  • Outgoings budgets and recent reconciliations
  • Building and fire safety compliance records, and any known capital works
  • Strata documents, where the property is strata titled
  • Zoning and any development approvals
  • Advice from your accountant on the GST treatment of the sale

Preparing this before launch means fewer surprises during negotiation and a shorter path to an unconditional contract.

Frequently asked questions

For tenanted property, price is driven by the income: the passing rent, the lease terms and length, the strength of the tenant and yields achieved on comparable sales. Vacant property is priced more on comparable sales per square metre and what owner-occupiers will pay. We give you an indicative range with the transaction evidence behind it.

The most common are private treaty, expressions of interest, set date sales and auction. Expressions of interest suit assets likely to attract a range of buyer types. We recommend the method based on the asset and the likely buyers.

It depends on who the property suits. A secure lease to a good tenant appeals to investors, while a vacant building can attract owner-occupiers who will pay for immediate use. We look at both buyer pools before recommending a strategy.

Leases, a tenancy schedule, outgoings budgets and reconciliations, compliance records, strata documents where relevant and zoning information. We help you assemble an information pack before the campaign starts.

Commission in WA is not set by law. Under the Real Estate and Business Agents Act 1978 it must be agreed in a written appointment signed by you, and we set out the marketing budget in writing at the same time.
