Selling a home in Perth with Nimbu Realty

Nimbu Realty handles residential property sales across the Perth metropolitan area for owners selling a family home, an investment property or a deceased estate. You work with one senior agent from the first appraisal through to settlement, and the price guidance you receive comes from recent settled sales near your property rather than a figure designed to win the listing.

Whether you are selling a house, a unit, a duplex or a vacant block, the campaign is built around who is most likely to buy it and what those buyers are paying right now.

The steps we follow to achieve your goals

Nimbu Realty sells residential property across the Perth metropolitan area using current market evidence, careful presentation and negotiation handled by the agent you appointed rather than passed down the line.

Appraisal and Preparation

We start with a written appraisal supported by recent comparable sales in your immediate area and an honest read on what the current buyer pool will pay. Where presentation, styling or a short list of repairs will lift the result, we tell you before the property goes to market rather than after three quiet weeks.

Marketing and Launch

Professional photography, floor plan and written copy are prepared, then the campaign goes live across realestate.com.au, Domain and our own buyer database. Method of sale, whether private treaty, set date sale or auction, is recommended on the merits of your property rather than office habit.

Buyer Engagement

Enquiry is answered the same day and every home open is attended by the agent you appointed. Buyers are qualified on finance and timing, and you receive written feedback after each inspection instead of a summary phone call at the end of the week.

Negotiation and Settlement

Offers are presented in full with the buyer position explained, and we negotiate on price, terms and settlement date together rather than price alone. From acceptance we track finance approval, building and pest and settlement milestones through to keys handed over.

What happens after you accept an offer in WA

In Western Australia a home is normally sold on an offer and acceptance form, read together with the Joint Form of General Conditions for the Sale of Land. Once both parties sign, it is a binding contract. Conditions such as finance approval or a building inspection are written into the contract with their own deadlines.

Settlement is usually set somewhere between 30 and 90 days after acceptance, with the date agreed in the contract. Buyer and seller each normally appoint a licensed settlement agent or lawyer, who checks the title, rates and zoning, works through the contract conditions and attends settlement.

There is no cooling-off period on a property sale contract in WA. That is why we go through every offer with you term by term before anything is signed, and why we keep track of each condition deadline between acceptance and settlement so nothing lapses by accident.

Frequently asked questions

Agent commission in WA is not set by law. It is agreed between you and the agent, as a percentage, a fixed fee or a combination, and written into the agency agreement. Marketing is usually a separate cost. You should also allow for your settlement agent’s fees and any preparation work. We set out every cost in writing before you sign.

We start from recent settled sales of comparable properties nearby, adjust for the differences that matter to buyers, and give you a realistic range in writing. WA agents must not advertise or quote a price below the seller’s asking price or the agent’s own estimated selling price, so the figure we give you is the figure we stand behind.

It depends on the property and the buyers it will attract. Private treaty suits most homes. A set date sale can bring buyers to a decision when strong interest is expected, and auction can work for unique or highly sought-after properties. We recommend a method based on your property, not on office habit.

Yes. Under the Real Estate and Business Agents Act 1978, an agent can only be paid under a written appointment signed by you. It must set out the services, the property and how the fee is calculated, and you are entitled to a copy as soon as it is signed.

Yes. Investment properties can be sold with the lease in place or with vacant possession. If the tenancy is periodic and the buyer needs vacant possession, the notice period after the sale is 30 days. Fixed term leases work differently, so we check the lease before the campaign is planned.

Campaign length depends on the property, the price and market conditions at the time. Once an offer is accepted, settlement is usually between 30 and 90 days, depending on what you and the buyer agree.
