How we lease your property
Nimbu Realty offers a lease only service for owners who manage their own property but want the tenant found and placed properly. You get the full leasing process, from appraisal through to keys handed over, and take the tenancy on from there.
Appraisal and Preparation
We inspect the property and set a rent supported by comparable lettings in the immediate area. Where presentation is holding the rent back, we say so before the property goes to market rather than after three quiet weeks of no enquiry.
Marketing and Enquiry
Professional photography, a written listing and placement across the major rental portals. Enquiry is answered the same day and inspections are scheduled to suit working applicants, including after hours and weekend times.
Applications and Screening
Applications are verified for identity, income, rental history and tenancy database records. You receive a shortlist with the supporting checks attached and make the final decision on who takes the property.
Lease and Handover
We prepare the lease under the Residential Tenancies Act 1987, lodge the bond with the Bond Administrator, complete a photographic property condition report and hand over keys. The full documentation set then transfers to you.
