How we manage your property
Nimbu Realty manages residential investment property across the Perth metropolitan area on a deliberately limited portfolio. Fewer properties per manager means owners get answers the same day and tenants get maintenance attended to before small problems turn into expensive ones.
Onboarding and Setup
We start with a rental appraisal supported by current comparable lettings, then handle marketing, photography and listing across the major portals. Where a property is already tenanted, the transfer is managed without disruption, including bond records, lease documents and the existing property condition report.
Tenant Selection and Rent
Applications are checked against tenancy databases, employment and previous rental history before any recommendation reaches you, and you make the final decision. Rent is monitored daily and arrears are actioned immediately under the Residential Tenancies Act 1987.
Maintenance and Compliance
Routine inspections are carried out on schedule and reported with photographs. Repairs are quoted through licensed trades and approved against limits you set, and smoke alarm, RCD and pool barrier obligations are tracked and renewed before they fall due.
Reporting and Reviews
Owners receive monthly statements and an end of financial year summary ready for the accountant. Rent reviews are prepared ahead of each lease expiry with market evidence attached, so the decision to hold or increase is an informed one.
