A lease only service for Perth landlords

Nimbu Realty’s leasing service is for Perth owners who want a tenant found, checked and signed up properly but prefer to manage the tenancy themselves. We appraise the rent, market the property, run the inspections, verify every applicant and prepare the lease and bond paperwork.

Once the tenant has the keys, the tenancy and all of its records pass to you. If you would rather hand over the ongoing work as well, our residential property management service picks up where leasing ends.

How we lease your property

Nimbu Realty offers a lease only service for owners who manage their own property but want the tenant found and placed properly. You get the full leasing process, from appraisal through to keys handed over, and take the tenancy on from there.

Appraisal and Preparation

We inspect the property and set a rent supported by comparable lettings in the immediate area. Where presentation is holding the rent back, we say so before the property goes to market rather than after three quiet weeks of no enquiry.

Marketing and Enquiry

Professional photography, a written listing and placement across the major rental portals. Enquiry is answered the same day and inspections are scheduled to suit working applicants, including after hours and weekend times.

Applications and Screening

Applications are verified for identity, income, rental history and tenancy database records. You receive a shortlist with the supporting checks attached and make the final decision on who takes the property.

Lease and Handover

We prepare the lease under the Residential Tenancies Act 1987, lodge the bond with the Bond Administrator, complete a photographic property condition report and hand over keys. The full documentation set then transfers to you.

Rules that apply before a new tenant moves in

A written residential tenancy agreement in WA must use the prescribed form, and the tenant must receive the Information for Tenants sheet before moving in.

Where the rent is $1,200 a week or less, the bond can be up to four weeks’ rent. It must be lodged with Bonds Administration within 14 days of being paid, and agents lodge through BondsOnline. If a pet is approved, a separate pet bond of up to $350 can be charged.

The tenant receives two copies of the property condition report within seven days of moving in. Before the property can be leased, it needs compliant smoke alarms and two RCDs (safety switches) on the switchboard.

How the rent is advertised matters too. Landlords and agents must not invite or pressure applicants to offer more than the advertised rent.

Each of these steps is part of our leasing service, and the completed documents come to you at handover.

Frequently asked questions

Leasing fees in WA are not set by law. The fee is agreed with you and written into the agency agreement before any work starts, and we set out exactly what is included, from the rental appraisal to the condition report.

Every application is checked for identity, income, rental history and tenancy database records. You receive a shortlist with the supporting checks attached, and you make the final decision on who takes the property.

Where the rent is $1,200 a week or less, the bond can be up to four weeks’ rent. It must be lodged with Bonds Administration within 14 days. A pet bond of up to $350 can also apply where a pet is approved.

A tenant needs your permission to keep a pet. You have 14 days to respond to a pet request, and if you do not respond the pet is treated as approved. Refusing for most reasons requires approval from the Commissioner for Consumer Protection, unless a law or strata rule prevents the pet.

No. Landlords and agents must not encourage or pressure anyone to offer above the advertised rent. An applicant can still choose to offer more on their own initiative.

From handover you manage the tenancy. That includes rent collection, repairs and routine inspections, which are limited to four a year with 7 to 14 days’ written notice. Rent can be increased no more than once every 12 months, with at least 60 days’ written notice.
