Property management in Ellenbrook

Nimbu Realty provides property management in Ellenbrook for owners of family homes across the estate’s villages, and we also lease and sell here. Owners deal with the person actually managing the property rather than a call centre.

Ellenbrook sits in the City of Swan, north east of the Perth CBD, and it is not one market. It was built in phases as eight villages between the mid 1990s and the 2010s, and where a property sits in that sequence tells you a great deal about what it will rent for and what it will cost to hold.

Ellenbrook at a glance

Figures below are from the Australian Bureau of Statistics Census of Population and Housing, 2021, for the Ellenbrook State Suburb. They are the most recent official count available.

Population 24,668. Median age 32. There were 8,901 private dwellings, averaging 2.9 people and 3.5 bedrooms per dwelling. Of occupied dwellings, 89.3 per cent were separate houses, 9.0 per cent semi detached, row or terrace housing, and 1.6 per cent flats or apartments. Owned with a mortgage accounted for 58.2 per cent, against 15.1 per cent owned outright and 24.6 per cent rented. Couple families with children made up 51.4 per cent of families.

The percentages are calculated on occupied dwellings rather than the 8,901 total, and the ABS adjusts small counts slightly for privacy, so they do not always add to exactly 100. We have left the Census rent and mortgage figures off this page, because they were collected in 2021 and would read as current. For a figure on a specific property, that is what an appraisal is for.

Eight villages, not one suburb

Ellenbrook was master planned as eight villages around a town centre, released in sequence: Woodlake from 1995, The Bridges from 1997, Coolamon from 1999, Morgan Fields from 2000, Charlotte’s Vineyard from 2003, Malvern Springs from 2006, Lexia from 2011 and Annie’s Landing from 2013.

That sequence matters more than it sounds. A home first built in Woodlake is now approaching thirty years old, with the maintenance profile of a thirty year old house. A home in Annie’s Landing is barely a decade old and is still in the phase where almost nothing structural should be going wrong. They are marketed under the same suburb name, they appear in the same search results, and they are not the same product.

What the villages do share is the shape of the stock. Almost nine in ten dwellings are separate houses and the average is three and a half bedrooms, so this is family housing, and the tenant is usually a household with children rather than a couple or a sharer. Families move less often than singles do, which is good for vacancy, and they use a house harder, which shows up in wear rather than in damage.

What we look at on an Ellenbrook tenancy

Four things decide how a property here performs. We work through each of them before the property is advertised, not after.

Which village, and which year

We price against the village a property actually sits in and the era it was built in, not against the suburb as a whole. Comparing a 1990s home to a 2015 one because they share a postcode is how a property ends up sitting on the market for a month.

The train, which is new

Ellenbrook had no railway line until December 2024. Tenants who ruled the suburb out on the commute have a different calculation now, and an advertisement that does not mention the station is leaving something on the table. It is a genuine change to the tenant pool rather than a talking point.

Maintenance by build era

On the newer villages the spend is reticulation, hot water systems and appliances. On the older ones it starts to include fencing, roof maintenance, and the first serious conversation about a kitchen or bathroom. Knowing which list applies to your property is the difference between budgeting and being surprised.

Tenant selection

We screen on the things that predict a good tenancy, rental history, employment stability and the condition the last property was left in, and we tell you what we found rather than handing you a score. In a family suburb a long tenancy is worth more than a slightly higher rent that turns over every year.

How we manage property here

The service is the same one we run across Perth, applied to this suburb. Advertising and applications, tenant selection with the reasoning shown to you, bond lodgement, rent collection with arrears followed the day they occur, routine inspections with photographic reports, maintenance coordination within your limits, and monthly statements with an end of financial year package for your accountant.

Rent reviews are raised with you ahead of time rather than left to drift, which matters more in a suburb where the commute has just changed. Full detail is on the residential property management page.

Selling or leasing an Ellenbrook property

Nearly six in ten homes here are owned with a mortgage and only fifteen per cent outright, which tells you most owners are still paying the property off. That shapes the decision to sell: it is usually about whether the holding cost still makes sense, not about releasing equity.

We handle both sides, so there is no incentive to push you toward the one that suits us. An appraisal will tell you what it rents for and what it would sell for, and those two numbers together are the honest basis for the decision.

Getting to and around Ellenbrook

The Ellenbrook line opened on 8 December 2024, with regular services from the following day. It added around 21 kilometres of new track and five new stations at a cost of $1.65 billion, and Ellenbrook station is the terminus, sitting in the town centre with 500 parking bays and a twelve stand bus interchange. The published journey time from Ellenbrook to Perth is 31 minutes.

By road, Tonkin Highway runs north to south along the western edge of the suburb and Gnangara Road is the main east to west connection. The town centre is the City of Swan’s second largest commercial centre, with Ellenbrook Central at around 47,000 square metres anchored by Big W, Kmart, Aldi, Coles and Woolworths, plus a community library, an arts gallery and a performing arts centre. There are around 155 hectares of parkland, wetland and sporting fields across the estate.

Schools inside the suburb include Arbor Grove, Ellenbrook, Ellen Stirling and Malvern Springs primary schools, St Helena’s Catholic primary school, Ellenbrook Secondary College, Ellenbrook Christian College and Holy Cross Catholic College. We cover the surrounding suburbs as well, and the suburbs we service page lists them.

Frequently asked questions

Advertising and applications, tenant selection, bond lodgement, rent collection and arrears follow up, routine inspections with photographic reports, maintenance coordination through vetted contractors within a limit you set, rent reviews, and monthly statements with an end of financial year package. Fees and inclusions are agreed with you in writing before we take the property on.

Yes, more than in most suburbs. The villages were released between the mid 1990s and the 2010s, so build era, lot size and street character vary across the estate. We price and market against the village and the era rather than against an Ellenbrook average.

It has changed who applies, which is the more useful way to think about it. Tenants who previously ruled the suburb out on the commute are now in the pool. Whether that shows up in the rent for your specific property is a question for an appraisal rather than a general claim.

Routine inspections are carried out in line with the Residential Tenancies Act 1987 and the schedule agreed with you, and you get the report with photographs rather than a summary. Good records are what decide a bond dispute, and they have to exist before they are needed.

Yes. Aveley, The Vines, Henley Brook, Brabham and the wider north east corridor are within the area we work, which keeps our rental evidence for Ellenbrook current rather than borrowed from a report.
