Property management in Cockburn Central
Nimbu Realty provides property management in Cockburn Central for owners of apartments and townhouses in and around the town centre, and we also lease and sell here. Almost everything we manage in this suburb is strata titled, which changes the job in ways a house does not.
Cockburn Central sits in the City of Cockburn and was built around its station rather than around a school. That shows up in the numbers, and it decides who your tenant is likely to be.
What an apartment suburb means for an owner
Nearly three quarters of the dwellings here are apartments and nearly two thirds are rented. That makes Cockburn Central an investor’s suburb rather than a family estate, and it changes almost everything about how a property is priced, presented and re-let.
The tenant is usually a single person or a couple rather than a family, which the average household size of 1.9 people makes plain. They are often here for the station, so what matters to them is the walk to the platform, a secure car bay, and a building that is well run. Schools and backyards, the things that sell a house in the southern corridor, barely enter the decision.
The other difference is competition. A house on a street competes with a handful of vaguely similar houses. An apartment competes with the identical apartment two floors up, advertised the same week, and a prospective tenant can compare them side by side in a way they never can with houses. Presentation and pricing therefore do more work here than anywhere else, and a fortnight of drift costs more than the rent difference being argued over.
How we manage property here
Advertising and applications, tenant selection with the reasoning shown to you, bond lodgement, rent collection with arrears followed the day they occur, routine inspections with photographic reports, maintenance coordination within your limits, and monthly statements with an end of financial year package for your accountant.
On a strata lot we add the part owners find most tedious: dealing with the strata manager, tracking what has been reported and what has actually been fixed, and telling you when a building issue is about to become your problem. Full detail is on the residential property management page.
Getting to and around Cockburn Central
Cockburn Central station sits in the median strip of the Kwinana Freeway on the Mandurah line, and it is also the western terminus of the Thornlie to Cockburn line, which connects the southern suburbs to the south east for the first time. Parking was expanded to 1,100 bays as part of the Armadale Road to North Lake Road Bridge project, and the station carries a bus interchange alongside it.
The suburb also holds Cockburn ARC on Veterans Parade, the aquatic and recreation centre that doubles as the Fremantle Football Club’s training and administration base, the state headquarters of the Department of Fire and Emergency Services, and the Cockburn police station. Cockburn Central West, a DevelopmentWA project on the western side, is planned to add apartments and townhouses for up to 2,000 more people.
One piece of local detail worth knowing, because it catches people out in advertisements. Cockburn Gateway Shopping City carries the Cockburn name but its registered address is on Beeliar Drive in Success, the adjoining suburb. It is a short trip rather than a walk from most of the apartment stock. We cover the surrounding suburbs as well, and the suburbs we service page lists them.
