Property management in Joondalup

Nimbu Realty provides property management in Joondalup for owners of apartments, townhouses and houses in and around the city centre, and we also lease and sell here. Owners deal with the person actually managing the property rather than a call centre.

Joondalup is a city centre rather than a residential estate, and the measured figures below show it. Treating it like a family suburb in the northern corridor is the most common way an owner leaves money on the table here.

Joondalup at a glance

Figures below are from the Australian Bureau of Statistics Census of Population and Housing, 2021, for the Joondalup State Suburb, with the Greater Perth figure alongside where the comparison is the point.

Population 9,193. Median age 39, against 37 across Greater Perth. There were 4,195 private dwellings, averaging 2.3 people per dwelling against 2.6, and 3.2 bedrooms. Of occupied dwellings, 23.6 per cent were flats or apartments against 7.6 per cent across Greater Perth, 18.9 per cent were semi detached, row or terrace housing against 14.2 per cent, and 56.8 per cent were separate houses against 77.8 per cent. Rented dwellings made up 40.7 per cent, with 32.8 per cent owned with a mortgage and 24.1 per cent owned outright. Couple families with children made up 36.0 per cent of families.

The percentages are calculated on occupied dwellings rather than the 4,195 total, and the ABS adjusts small counts slightly for privacy, so they do not always add to exactly 100. The Census rent and mortgage figures are deliberately left off this page, because they were collected in 2021 and would read as current. For a figure on a specific property, that is what an appraisal is for.

Who actually rents in Joondalup

Joondalup was designated a strategic metropolitan centre under State Planning Policy 4.2 by the Western Australian Planning Commission in 2010, and the things that come with that designation are what fill the rental market.

Edith Cowan University has a campus on Joondalup Drive, part of the Joondalup Learning Precinct alongside North Metropolitan TAFE and the Western Australia Police Academy on Lakeside Drive. Joondalup Health Campus is one of the state’s largest hospitals, recording 44,314 inpatients and 97,624 emergency department presentations in 2023 and 2024. There is a Magistrates Court on Reid Promenade and a regional shopping centre of more than 100,000 square metres.

That mix produces a tenant who is not the family of five the northern corridor is usually pitched at. It is more often a student, a nurse or a hospital registrar on a rotation, a police recruit partway through training, a court or council employee, or a couple without children, who at 45.6 per cent are the largest family type in the suburb. They want proximity, security and a property that is easy to live in, and many of them are here for a fixed period rather than indefinitely.

What we look at on a Joondalup tenancy

Four things decide how a property here performs, and the first one is the one most often got wrong.

Which market the property sits in

A three bedroom house on a quiet street and a two bedroom apartment near the station are in different markets with different tenants, and in Joondalup both exist within a short walk of each other. We work out which one a property belongs to before deciding anything else about it.

When the lease ends

In a suburb with a university, a TAFE, a police academy and a hospital, demand is not evenly spread across the year. A lease that expires as an academic year or an intake begins meets a different pool of applicants from one that expires in the middle of January. We set the term with that in mind at the start.

Parking, security and storage

Near a city centre these are not small details. A secure bay, a working intercom and somewhere to put a bike are the things that decide between two otherwise similar properties, and for shift workers coming home late, lighting and access matter more than a second bathroom.

Strata, where it applies

On a strata titled apartment or townhouse, some repairs are yours and some belong to the strata company. We establish that line at the start and deal with the strata manager rather than sending you into it, and we keep the by-laws in front of us when an application raises pets or parking.

How we manage property here

Advertising and applications, tenant selection with the reasoning shown to you, bond lodgement, rent collection with arrears followed the day they occur, routine inspections with photographic reports, maintenance coordination within your limits, and monthly statements with an end of financial year package for your accountant.

We will also tell you plainly where we think a property sits against the local competition, including when the answer is that it needs work rather than a higher asking rent. Full detail is on the residential property management page.

Selling or leasing a Joondalup property

With more than four in ten dwellings rented, a good proportion of the buyers here are investors, and they will be looking at the income, the strata levies where they apply, and how quickly the property re-lets. An owner occupier looking at a house on a quiet street is weighing something else entirely.

Which of those two buyers your property suits should decide how it is marketed and whether it is sold with a tenant in place. We handle both sales and leasing, so there is no incentive to steer you toward the one that suits us.

Getting to and around Joondalup

Joondalup station opened on 20 December 1992 and now sits on the Yanchep line, which was renamed in July 2024 when the line was extended north. The Mitchell Freeway runs past the city centre with several interchanges serving the suburb, and Joondalup Drive is the main east to west connection.

Within the suburb are Lakeside Joondalup, a shopping centre of 100,234 square metres with Myer, Big W, Kmart, Target, Aldi, Coles, Woolworths and a cinema complex, the Edith Cowan University campus on Joondalup Drive, the Western Australia Police Academy on Lakeside Drive, and the Joondalup Magistrates Court on Reid Promenade. Joondalup Health Campus serves the whole northern corridor.

We cover the surrounding suburbs as well, and the suburbs we service page lists them.

Frequently asked questions

Advertising and applications, tenant selection, bond lodgement, rent collection and arrears follow up, routine inspections with photographic reports, maintenance coordination through vetted contractors within a limit you set, rent reviews, and monthly statements with an end of financial year package. On a strata lot it also covers dealing with the strata manager on your behalf. Fees and inclusions are agreed with you in writing before we take the property on.

It depends on the property, which is the honest answer. Around the city centre it is more often a student, a health worker, a police recruit or a couple without children, given the university, the TAFE, the police academy and the hospital. Further out, on the quieter streets, it looks more like the rest of the northern corridor.

Sometimes, and it is worth deciding deliberately rather than by default. Furnishing can widen the pool among shorter term tenants and narrow it among longer term ones, and it adds a replacement cost you carry. We would give you the case both ways for your specific property rather than a rule.

Not necessarily. Turnover costs money in vacancy and re letting, but a market with steady demand from institutions nearby also tends to re let quickly. What matters is that the lease ends when there are people looking, which is something we set rather than leave to chance.

Yes. Currambine, Connolly, Edgewater, Heathridge, Kinross and Ocean Reef are all within the area we work, which keeps our rental evidence for Joondalup current rather than borrowed from a report.
