Property management in Rockingham
Nimbu Realty provides property management in Rockingham for owners of houses, units and townhouses across the suburb, and we also lease and sell here. Owners deal with the person actually managing the property rather than a call centre.
Rockingham is a mature coastal suburb rather than a growth estate, and that shows up in almost every figure the Census publishes about it. The owner here is often someone who has held the property a long time, and the decisions look different because of it.
What a mature coastal suburb means for an owner
Three of those numbers together tell the story. The median age is eleven years above the state’s. A third of dwellings are owned outright. And couple families without children, not families with children, are the largest household type in the suburb.
That is a downsizing and retirement market with a large rental cohort sitting inside it, and it is nothing like the southern growth corridor twenty minutes up the freeway. One dwelling in three here is not a separate house, which is well above the state rate, so units, villas and townhouses are a normal part of the stock rather than an exception.
The stock also splits by era and by position. Older beachside housing near the foreshore sits alongside newer apartment development, and the City’s own planning policy for the northern waterfront contemplates buildings of up to eight storeys on part of that frontage. A 1970s villa two streets back and a recent apartment with a water aspect are in the same suburb and in different markets, and pricing one from the other is how an owner ends up disappointed.
How we manage property here
Advertising and applications, tenant selection with the reasoning shown to you, bond lodgement, rent collection with arrears followed the day they occur, routine inspections with photographic reports, maintenance coordination within your limits, and monthly statements with an end of financial year package for your accountant.
On older coastal stock we pay particular attention to what the inspection photographs show over time, because deterioration near the coast is gradual and easy to miss until it is expensive. Full detail is on the residential property management page.
Getting to and around Rockingham
Rockingham station opened on 23 December 2007 with the rest of the Mandurah line. As noted above, it sits east of the town centre rather than in it, which is a consequence of the route being revised when the line was built. Ennis Avenue, part of National Highway 1, is the main north to south route, and Read Street is the suburban distributor running roughly parallel to it and closer to the coast.
The Rockingham Beach Foreshore was revitalised by the City of Rockingham and completed in August 2019, and now takes in Railway Terrace as a pedestrian dining street, the Beach Plaza civic space and the Boardwalk. The Rockingham Centre on Council Avenue is a regional shopping centre of 62,216 square metres, and South Metropolitan TAFE runs its largest campus south of Fremantle on Simpson Avenue. Lake Richmond, inside the suburb and less than a kilometre from the ocean, holds internationally significant thrombolites and a walk trail around them.
One point of local detail that catches people out. Rockingham General Hospital serves the suburb but its address is in Cooloongup, the suburb next door, so it should not be described as being in Rockingham. We cover the surrounding suburbs as well, and the suburbs we service page lists them.
