Perth suburbs we service

Nimbu Realty manages, leases and sells residential property across the Perth metropolitan area. The suburbs below are the ones we write about in detail, because they are the ones where we work often enough to have current evidence rather than a general impression.

Each page covers what the housing stock is actually like, who rents there, what we look at before a property is advertised, and the questions owners in that suburb ask us most. The figures on them come from the Australian Bureau of Statistics Census of Population and Housing, 2021, and are attributed on the page.

Where we work

Five suburbs, and deliberately not five versions of the same page. They are genuinely different markets, and an owner in one of them would recognise very little of another.

Aubin Grove

A young family suburb in the City of Cockburn, approved in 2003 and built out since. Almost nine in ten dwellings are separate houses, most of them four bedroom homes, and the tenant is usually a family staying for the schools and the freeway.

Cockburn Central

The opposite of its neighbours. Nearly three quarters of the dwellings are apartments and nearly two thirds are rented, with an average household of under two people. Strata, car bays and the walk to the station decide what a property here is worth.

Ellenbrook

A master planned estate in the City of Swan, built as eight villages between the mid 1990s and the 2010s, so build era varies enormously across one suburb name. The railway line only opened in December 2024, which has changed who applies.

Joondalup

A city centre rather than a residential estate, with three times the Perth rate of apartments and more than four in ten dwellings rented. The university, the TAFE, the police academy and the hospital are what fill the rental market here.

Rockingham

A mature coastal suburb with a median age eleven years above the state’s and a third of dwellings owned outright. Distance from the foreshore is the biggest single variable, and salt air shortens the life of everything on an older home.

If your suburb is not listed

We work well beyond these five, including the suburbs immediately around each of them. Atwell, Success, Hammond Park and Wandi in the south, Aveley, The Vines and Henley Brook in the north east, Currambine, Connolly and Edgewater in the north, and Safety Bay, Shoalwater and Cooloongup on the coast are all within the area we cover.

The pages above exist where we have enough recent local evidence to say something useful. If your property is somewhere else, the service is the same and the answer is a conversation rather than a page, so get in touch and we will tell you honestly what we know about that market.

What we do in all of them

The service does not change with the postcode. Full property management, leasing and tenant selection, residential sales, and appraisals and market reports when you want a number before you decide anything.

What changes is the local evidence behind the advice, which is the entire reason these pages are written one suburb at a time rather than as a list.

Talk to us about your property

Tell us where the property is and what you are trying to work out, and we will come back with what we would do with it, what it should rent for and what management would cover.

General information rather than advice, and no obligation.
